Agency Disclosures

Lisa's Leases is hired by the Owner/Landlord and therefore represents the Owner/Landlord in any and all rental/lease negotiations and transactions.

A Broker's Fee equivalent to one month's rent is due to Lisa's Leases from the applicant(s)/tenant(s) and payable in full on the date leases are signed and before keys to the leased property are issued. Payment may be made by cash, money order, wire transfer, certified bank check (or by personal check at Lisa's Leases discretion). All personal checks MUST clear the applicant(s)/tenant(s) account prior to occupancy.

The Owner/Landlord has full and final approval on any application submitted for any apartment, condominium, or house applied for through Lisa's Leases. In the event an application is rejected by the Owner/Landlord, the applicant's one month's rent deposit will be refunded and, whenever possible, in it's original form. Once the application processing has begun, however, the application fee is non-refundable.

The apartment, house, or condominium for which one may apply (and/or paid a deposit) may continue to be shown to other prospective tenants, who may also submit applications and deposits, until such time as the Owner/Landlord has made a final decision. Any deposits submitted for a home, apartment, or condo in no way guarantees that an application will be approved or that the applicant has the right to occupy the apartment, house, or condominium.

Lisa's Leases is an independent contractor whose sole purpose is to show the apartment for rent, obtain answers to applicant's questions, and to assist in the screening of rental applicants. All information provided (regarding any leased property) originated from the Owner/Landlord and there are no guaranties or warranties, expressed or implied, written or oral, made by Lisa's Leases. All applicants or prospective applicants agree to indemnify and hold harmless, Lisa's Leases for all suits or causes of action with regard to the apartment, house, or condominium for which they have applied and/or placed a deposit.
